Gardens
Lawns to E, N and W of house, divided by mature, attractively-landscaped herbaceous borders, well-kept and stocked with a wide variety of plants and flowers, shrubs and shade trees. Sheltered on all sides by trees, with views down the valley to the north. Kitchen garden with small greenhouse. Small orchard and fruit garden. Arboretum around pump-house, planted six years ago with a selection of oaks, maples and poplars. House and gardens well protected from S and W by a shelter belt of cypress, larch and eucalyptus bordering the road.

The Farm
Approx. 40 acres of flat grazing land fenced and divided into 11 paddocks, plus a small plantation of radiata pine and eucalyptus.Yard, 3-bay hay barn, 3-bay general purpose/implement/stock-rearing shed. Well-designed sheep and cattle yards, with loading ramp. All in good condition and well-maintained. Excellent fences, with electrification. Water supply to stock troughs in all paddocks. Well-fertilised pasture, good soil condition and weed control. The property includes an irrigation right.

Income Potential
The property provides an ideal setting for a leisured, semi-retired lifestyle, with an opportunity for leasing any unused grazing to neighbouring farmers. Equally, it provides the opportunity for more active involvement in stock production and rearing, which has been shown to yield a substantial supplement to a professional or retirement income. In addition to farming activities, the property has proved itself well suited to the provision of homestay or B & B facilities, which are much in demand in the area. A block of approximately 2 acres, presently grazed, located some 200 metres from the main farm area and adjacent to the road, is included in the sale. This may qualify for planning permission under special dispensation from Tasman District Council.
